The Home Selling Process

The Oceanaire Realty will simplify the home selling process by leveraging and utilizing our experience and expertise to maximize the return on your investment, in the shortest time possible, with a minimal impact on your time and energy.  This is an overview of what to expect each step along the way throughout the process:

  1. Listing Appointment – Let’s meet to discuss your reasons for selling, review the current marketplace, and set expectations for what’s to come.
  2. Preparing to Activate – Meet with our stager and follow their advice to prep your home to look amazing.  Professional measurements and photographs are next.
  3. Premarketing Your Home – Listing your home in the various marketing streams so other agents are aware and targeted efforts to drive traffic to your property.
  4. Going Live – Your home is officially on the market.  Keep your home ready to show, and be flexible to accommodate showings and open houses.
  5. Reviewing Offer(s) – We have received an offer!  We will review terms and respond with a counter offer or accept to go under contract to make it official.
  6. Going Under Contract – We have agreed to terms!  Due diligence and earnest monies are due immediately to secure the contract.
  7. Due Diligence – This period is for inspections and negotiating any major items that they may reveal.  Typically 2-3 weeks.
  8. Earnest Period – Typically 1-2 weeks depending on terms of the contract.  Your moving process and any agreed upon repairs should be in full swing.
  9. Last Steps – Review the closing disclosure and prepare to attend closing.
  10. Moving Out – Make sure you have removed all of your possessions from the property and left it in the appropriate and agreed upon condition.
  11. Closing – The attorney will explain all of the documentation you will sign to complete the sale.  The buyer has a lot more to sign!
  12. Celebrate! – The deed has recorded!  We did it!
